    • Student Group alone decides on groupmates & housemates. Landlord does NOT pick housemates & groupmates.
    • Group Lease is signed by all Group Members acting as one 'Lessee'. All Members are responsible for each others acts & liabilities of the Group.
    • Students in Group are legally 'related parties' - since they a) decide on members of Group, b) accept liability for each other, c) live together as a Group.
  • Group Lease: Tenant Protection - Strictly compliant with Ontario Law - Contracts, Residential Tenancy Act, Insurance, Codes etc.

    • Lessee - Live Safely, Study Hard, Have Fun Responsibly, Do Housekeeping, Respect the Community, Avoid Damage & By Law Violations.
  • Group-Lease: Tenant Protection - YOU alone decide on your trusted housemates. NO uninvited people or random renters.
    • All Students in Group sign the Group Lease - bound together 'jointly & severally' as one legal Lessee/Tenant.

For all warranty service, maintenance, and repairs we retain a select team of reputable and long established independent contractors. Students are provided with a 24/7 contact list and protocols for reaching these contractors in case of emergencies e.g. Reliance, Direct Energy.

Group Lease: Responsibilities & Liabilities

Student House Housing 5 6 7 Bedroom Houses for Student Groups at McMaster are compliant w Laws of Ontario, Residential Tenancy Act, Insurance, Codes, Bylaws.

Student Group alone chooses their Members i.e. trusted house mates - not worry about strangers or random renters. Landlord does not choose house mates.

Students in Group are legally 'related parties' (like a legal 'family') - since they a) alone decide on Members of Group, b) accept liability for each other in the Group, and c) live together as a Group - determining & sharing all the living facilities & arrangements, living expenses, housekeeping, payment of utilities, payment of rents etc

      • To Protect Student's Health, Safety, and Security (Costs) --- we exclusively & strictly follow the Group-Lease.
      • Group-Lease only - we do not sign individual leases for individuals nor rent out rooms.
      • Group alone decides on groupmates & housemates: Group is responsible & liable for all actions & consequences.
      • The GROUP (of students) is the legal Lessee a.k.a. 'the Tenant', and only the GROUP leases the leased Property.
        • Parents DO NOT sign Group-Lease: They are not the Lessee Group (Tenant) nor live there nor are responsible for it as a 'Group'.
      • We comply with all provincial & local codes & by laws, and Group-Lease Contract requires Students also do so.
      • Our Lease provides detailed information & links for students, about living responsibly as 1st time independent 'home owners'.
      • Property is covered by a comprehensive Commercial Student-Rental Property Insurance Policy.
      • Student Group Liability - Acts of Lessee et al --- Damage & Breakage, Cleaning Deficiency, City By Law Fines/Charges, Non Payment of Costs & Rents & Bills, Criminal Acts, and de facto Breach/Default of Group-Lease by Tenants - Landlord will immediately file Credit Default Notice v all Students w Credit Bureaus - Equifax, TransUnion, Experian, Digital Matrix Systems, and Dun & Bradstreet; resulting in Downgraded Credit Rating for FICA, OSAP, Bank Loans, and Employment Credit Checks.
      • Students MUST carry a standard Student 'Contents & Liability' Insurance from their parent's home insurnace. This insures Students & their property, not the leased Property.

Leasing Process

To Protect Students' Interests - A Mandatory Leasing Protocol - Transparent, Detailed, Informed:

 - Group MUST INSPECT The Property w Current Student Tenants: SEE EVERYTHING.
 - Group MUST SPEAK in PRIVATE w Current Student Tenants: ASK & KNOW EVERYTHING.
 - Group and Landlord only then decide if they jointly wish to move forward w Lease: CHOOSE FREELY.
 - Group MUST READ & EXECUTE a 12 month Group-Lease w RTA deposit: COMMIT JOINTLY LEGALLY.
 - Group Rep must Inspect & Accept the Property at Start Date of Lease TermCONFIRM PROPERTY CONDITION.

 - Each Student must carry a Standard 'Student Contents & Liability' Insurance: COVER YOUR LEGAL LIABILITY.

 

Note: Current Lessee Group have the legal 1st Right to Offer to sign a new Group-Lease, or bring in Lessee related parties - their friends who wish to lease the Property & may have already seen the Property or wish to; and we have to consider their Offer 1st vis-a-vis all new Groups. Lessee related McMaster Students may see our Off Campus Student Houses Housing Rentals whenever the Lessee permits. NOTE - Houses which are IN PROCESS of-being-leased may still show as 'Available' on the Web Site Advertising.
