I am happy to send this letter to thank you for the terrific service & happy time at your home -118 Royal Avenue, Hamilton. Our Group of 5 girls stayed for 3 years till we graduated from McMaster University in April 2005.

We were so happy to enter a well cleaned home on 1st May 2002. In addition all appliances & facilities were working fine. 118 Royal is a really nice compact home in a great safe location near to McMaster University. All the rooms are good sized, and common rooms – living & dining are large. All rooms have windows for plenty of light & air. The house is not a typical student house with people stuffed into small rooms. My room in the basement was large, finished, and I loved it. Our yard was large with plenty of parking. Our back yard was private with a small patio for our barbecue. Thank you for doing the lawn mowing & hedge trimming every summer, kept the place very neat, tidy, and bug free.

We really appreciated that during our stay you chose to spend a lot of money to install a new high efficiency furnace, a new roof, and replace appliances. This helped us live in a very energy efficient home and save our money. This was despite the fact that you did not, as you were allowed by Ontario Rent Control legislation, to increase our rents for 3 years while we stayed there including recovering your costs for the property improvements.

You have been truly fair & generous with us. You always respected our privacy, and were quickly reachable by e-mail & phone call, even at 4 am - raccoon got into the house and we were in a tizzy. We felt respected & safe when with you.

Thanks for letting us all paint our rooms as we wished & live independently. This included allowing visitors to stay with us. You have a strict lease, and you are very particular about tenants keeping the property clean & tidy & damage free. We benefited from this, and were able to live safely, cleanly, and stay well.

I speak for my 5 housemates, including those who joined us later at 118 Royal, to say 'Sam, you made our stay off-campus a very happy & fulfilling time'. Thank you so very much for being a wonderful responsible person & landlord (re. off campus student housing houses & apartments for group student house rent lease rentals in Westdale, Hamilton, Ontario, Canada; exclusively by students registered at McMaster University). Our friends in nearby homes never had a happy landlord story to tell; we do.
