"A Commendation"

This commendation is for the exceptional service provided by the Landlord/Lessor - Pericles Partners Inc. for 298 Emerson Street, Hamilton, during our group-tenancy for 3 years - from 1st May 2004 to 30th April 2007, while attending McMaster University.

Compared to friends renting homes in the area at the same time, our house was not only the nicest [clean, quiet, fully functional] but also the best maintained (re. off campus student housing houses & apartments for group student house rent lease rentals in Westdale, Hamilton, Ontario, Canada; exclusively by students registered at McMaster University).

Samir Chakraborty, was an outstanding 'hands on' landlord, and any time there were problems at the home, our emails and phone calls were responded to immediately. Routine problems we incurred such as broken appliances were remedied generally the same day or early the next day. He dealt with emergencies immediately & personally, coordinating repairs even whilst overseas. He provided us with service contacts for all house repairs, with emergency authority to call service staff directly when needed. We never ever had to argue to get a repair service done, nor call or write a 2nd time to remind Samir of a requested repair.

I also worked with Samir as a "McMaster University Student Rep" for his other rental homes, and saw first hand how he dealt in a consistent & credible manner, with other lessees both prior to their leasing from him & during their tenancies. I inspected these homes at the start & end of Leases, 'showed' the homes to potential lessees, explained Lease documents to the potential lessees, and acted as witness to ensure Lease documents were executed properly. All lessees were carefully reminded that Lease & leasing was serious business to be fulfilled responsibly by all parties.

For six young women [our lessee group] renting our first home, Samir made the transition from living with parents & then 1st year at McMaster University residence, to living alone very easy. It was clear from our first meeting with Samir that he was trustworthy, straightforward, disciplined, detail-oriented, and very passionate about his profession. For the 3 years we 6 women were his tenants, this trust was never breached and his passion for providing excellent service never wavered.

I can unequivocally say that: in comparison to our friends' landlords, this quality of service for tenants is unheard of, and was consistently appreciated by my group & by those lessees I met at Samir's other houses. What made our experience of being Samir's tenants so exceptional, which has prompted me to write this letter, was Samir's obvious care for each tenant member of our group. Samir took an interest in our studies, safety, security, extra curricular activities, family and friends. His efforts to establish amicable working relationships were well received and reciprocated by all of us in the group.

I would be happy to answer questions from parents & students, and unreservedly commend Pericles Partners Inc. as a truly outstanding landlord for students attending McMaster University, Hamilton, Ontario.
