As a Lessee of Pericles Partners Inc for over 3 years at 118 Royal Avenue, I am very pleased to recommend Sam Chakraborty as a reliable, efficient and fantastic landlord for McMaster University students. He, as well as his professional team of reputable independent contractors who provide 24/7 service, have made living in one of his homes a great experience and a cut above the rest when it comes to renting a student property in the McMaster University area.
When I first moved to 118 Royal Avenue from McMaster University Residence, the house was properly cleaned & in a fully functional condition with all appliances present, and continues to be so to this day. The house has a high efficiency furnace, 1" high pressure water supply, class A fire rated roof etc. If ever there were to be a operational problem, such as malfunctioning appliances, ruptured water heater, leaking tap, faulty light fixture, etc, it was easy to contact Sam directly, and have the matter corrected in an extremely timely fashion and at no further inconvenience to us; even if he was out of the country.
Even renovations were at no expense to us: 118 Royal Avenue received new hardwood flooring on the main level in May 2006, new kitchen and bathroom flooring May 2007, and a completely remodelled basement bathroom in June 2008; all of which are very attractive and very much appreciated by our Group of 5 women.
The Lease, prepared by Sam and a team of legal experts, is exceptionally detailed & thorough and makes sure that both landlord and lessee are protected from damages, whether intentional, accidental or otherwise. Students & their parents have a clear picture about the leasing process & the contractual commitments entailed in the Lease. There are no ambiguities, and expectations of both parties are well documented in simple language & presented in advance to the students, before the students make any decision to lease from Pericles Partners Inc.
Sam truly practices the motto "knowledge is power & ignorance is unacceptable', and seeks to ensure we first time student-tenants are fully informed & empowered with knowledge; so that we may not face unpleasant surprises – personal harm or legal/financial loss. Anything and everything important that anyone needs to know is listed in the Lease, including all service and emergency contact numbers and procedures.
The Lease treats lessee health, safety, and security as the top priority. All fire codes and safety standards are met & exceeded, and essential systems such as furnace, sewer, hot water get annual preventative maintenance service from reputable professional companies retained by Pericles Partners Inc. These aspects of renting a property from Pericles Partners Inc are very reassuring.
I am very pleased to have had Sam Chakraborty and Pericles Partners Inc as my landlord for these past three years, and I am able to recommend him for future students at McMaster University without hesitation (re. off campus student housing houses & apartments for group student house rent lease rentals in Westdale, Hamilton, Ontario, Canada; exclusively by students registered at McMaster University).
