This letter of recommendation is written to commend the outstanding quality of service from our Landlord - Pericles Partners Inc. & Sam Chakraborty, for our 7 man group student house rent lease (McMaster University Students) at 215 Emerson Street - Lease Term 2009-2011.
Since our group of seven people moved into the estate, the services provided by Sam have been truly exceptional. He is very reliable, efficient and able to answer all our questions. He assisted us whenever we needed, and came over at the earliest at all times.
The property at 215 Emerson Street is a great student location to live in due to – its privacy, spaciousness >2500 sq ft, its three floors of many conveniences – 3 new washrooms, 3 new kitchens, bedrooms on 3 floors, energy efficient appliances & furnace/hot water, A/C, 6 car parking; along with its close proximity to McMaster University, the bus stop, grocery store, 2 pubs, and many other important community features.
Ongoing renovations were made to the estate which made it an even more desirable student location. This included upgrading 3 kitchens, new hardwood flooring in living room, new carpet flooring in basement bedrooms, and new appliances for 3 kitchens. Walls on the main floor were also newly painted. Sam has not increased our rents, as allowed by RTA, for any of the renovations.
Whenever there was a problem with any of the equipment in the house, Sam was easy to contact and he made himself available to deal with matters. For example, in the beginning of the year, our dryer was malfunctioning and Sam immediately got it replaced. We never had to ask more than once. Sam also took care of the outside of the house just as much as he did the inside. He was here almost every week mowing the lawn, raking the leaves or taking care of other necessary outdoor maintenance duties during the summer and autumn.
On several occasions he has helped us in situations of our potential City of Hamilton By Law violations, to mitigate matters & risk to us; so that we did not have to pay fines to the City. Sam cares - his first priority & focus in any situation is the health, safety, security (our costs) of students. He places much emphasis on ensuring we live safely & do not incur needless costs.
Excellent facilities & 3 floors of living conveniences & the location at 215 Emerson Street, along with the effective, fast and friendly services provided by Sam and Pericles Partners Inc; have ensured an very enjoyable and comfortable stay at the estate.
215 Emerson is a great leasing opportunity and I would highly recommend it to McMaster Students.
